Most state housing agencies publish a grid of price limits. Michigan publishes one figure, and it is high enough that it rarely decides anything.

MSHDA's income and sales price limits sheet runs to 99 rows covering all 83 counties, with separate targeted and non-targeted rows in the 17 split counties. Every income figure differs. Every sales price figure is $566,355.

That is genuinely simpler than most states and it removes a question people expect to have to ask. There is no Washtenaw price limit and no Detroit price limit. There is the Michigan price limit.

Traverse City is the state's most expensive metro and still sits $143,875 under the cap. So at typical values the limit does not bind anywhere in Michigan.

Where it can still bite

A typical value is a middle, not a ceiling. Individual homes above $566,355 obviously exist, and they cluster where you would expect: lakefront in Grand Traverse and Leelanau, parts of Ann Arbor, the older Oakland County suburbs, Holland's waterfront.

If you are shopping in one of those, the price limit is a real constraint on using MSHDA and it is worth knowing before you fall for a house. Everywhere else in Michigan it is background.

What actually decides most MSHDA files

Since the price cap rarely binds, the constraints that do are the income limit and the targeted-area question.
