What to send
- An address, or two or three you are weighing. Targeted status is set at city and township level, and it decides whether a repeat buyer is eligible and which income figure applies. We will check each one.
- The county, if you do not have an address yet. The subject property's county sets the income limit, not where you live now.
- Household income for everyone who will live in the home and be on the loan.
- How many people will live there. MSHDA steps the limit up at the third person and then holds flat.
- Ownership history over the previous three years, which only matters if the address turns out to be non-targeted.
- Your plans for the home. If there is a chance you will move out and rent it, that is worth raising before you choose the financing.
What you get back
The targeted status of each address you sent. The MSHDA income row that applies to it. Whether your household fits. What the $10,000 would cover against your price point on both the FHA and conventional routes. And the honest answer if it does not fit yet, along with what would change that.
If the answer is that you are over the limit in a non-targeted township and under it two miles away, we will tell you that, because it is the kind of thing that changes a decision.

How do I find out if my address is in a MSHDA targeted area?
Send it to us and we will check it against MSHDA's current limits sheet, or read the sheet yourself on MSHDA's site. Status is set at city and township level within the 17 split counties, so two nearby addresses can differ. In the 66 counties targeted in their entirety there is nothing to check, because the whole county carries the designation.
What information do you need to tell me if I qualify for MSHDA?
An address if you have one, or at least the county; household income for everyone who will live in the home and be on the loan; how many people will live there; and whether anyone has owned a home in the previous three years. If there is any chance you will rent the home out later, mention that too, because it interacts with the owner-occupancy repayment trigger.
Is there any obligation if I contact you?

Yes, statewide across all 83 counties, which all sit at the same $832,750 conforming loan limit and share the same $566,355 MSHDA sales price limit. What varies by county is the income limit, from $98,400 for a one to two person household at the non-targeted floor to $170,760 in Washtenaw, and whether the county is targeted in its entirety or split.
