This is the single most avoidable delay on a Michigan assistance file, and it is avoidable by starting it the day you decide to apply.

Two requirements, one class

MSHDA states the education requirement twice, once on each side of the deal. The MI Home Loan requires a housing education class. The MI 10K DPA requires a homebuyer education certificate of completion for all homebuyers.

In practice you complete education and produce the certificate, and it satisfies the program. The detail worth noticing is in the second sentence: for all homebuyers.

MSHDA's language is all homebuyers, not the primary borrower. A file where one partner completed the class and the other did not is a file that stops, and it usually stops in the last week when everything else is done.

Why timing is the whole story

Education is the rare requirement with no gatekeeper. Nobody underwrites it, nobody declines it, and it cannot come back with conditions. It either exists in the file or it does not.

Which means it is pure schedule risk. Done in the first week, it costs an evening and disappears from the conversation. Left to the end, it becomes the reason a closing date moves, and closing dates that move have consequences beyond the loan.

So our standing advice to every Michigan client is the same: start the class before you have a house under contract. There is no downside to holding a certificate you have not needed yet.

It is also genuinely useful

Requirements imposed on borrowers are usually paperwork. This one is not, entirely. A good homebuyer education course covers escrow, insurance, maintenance reserves and what happens when something breaks, and those are the topics that determine whether year two of homeownership is comfortable or tight.

Mike's view after years of originating these: the clients who took the class seriously ask better questions six months in. That is not a program requirement talking, it is an observation.
