Where FHA fits

FHA's 3.5% minimum down payment against Michigan's price levels is a small number. Detroit's typical value is $267,167 and Flint's $196,792, and 3.5% of either is comfortably inside the $10,000 the MI 10K DPA provides. So on a large share of Michigan purchases the assistance covers the whole FHA down payment with room left toward closing costs.

Size it against your price.

The credit floor is MSHDA's, not FHA's

FHA's own guidelines allow lower scores than 640 in certain circumstances. That is irrelevant on a MSHDA file, because MSHDA sets a 640 minimum on the MI Home Loan and the assistance cannot be separated from it.

So a borrower at 600 who has been told they are FHA-eligible is FHA-eligible and not MSHDA-eligible. Those are different statements and it is worth being clear which one you have been given. Credit on a MSHDA file.

Mortgage insurance

FHA carries its own mortgage insurance rather than private mortgage insurance, which means MSHDA's restriction to MGIC or ARCH does not apply on this route. That is a simplification relative to the conventional path, where the carrier choice is narrowed to two.

FHA mortgage insurance has its own structure and duration rules, and how long it stays on the loan depends on the loan-to-value at origination. That is a real cost consideration over a long hold and it is a conversation to have against your actual numbers rather than a general rule. The conventional comparison.

The Michigan-specific consideration: property condition

This is where the FHA decision gets Michigan-specific. FHA appraisals apply minimum property requirements, and a meaningful share of the housing stock in Detroit, Flint, Saginaw and the older parts of Grand Rapids and Lansing is old enough that condition items come up.

Peeling paint on a pre-1978 house, roof condition, non-functioning systems, missing handrails. None of it is exotic and most of it is resolvable, but each item is a step and steps take days.

What we do about it is look early. If a property looks likely to generate condition items, knowing that before the appraisal is worth a great deal more than finding out after. Property rules.

Can you use MSHDA down payment assistance with an FHA loan?

Yes. The MI 10K DPA sits behind the MI Home Loan, and the MI Home Loan can run on an FHA product. The assistance terms do not change: up to $10,000, interest-free, no monthly payments, repayable on payoff, sale, refinance or the home ceasing to be owner-occupied. What changes with the product underneath is mortgage insurance, appraisal standards and the down payment percentage.

Does MSHDA cover the whole FHA down payment in Michigan?

On much of Michigan's housing stock, yes. FHA's minimum down payment is 3.5%, and against typical values like Detroit's $267,167 or Flint's $196,792 that figure sits comfortably inside the $10,000 the MI 10K DPA provides, often with room left toward closing costs. At the top of the state's range it covers part of the down payment rather than all of it.

Can I get MSHDA with an FHA loan and a 600 credit score?

No. FHA's own guidelines permit lower scores in certain circumstances, but MSHDA sets a 640 minimum on the MI Home Loan and the MI 10K DPA cannot be separated from it. Being told you are FHA-eligible and being told you are MSHDA-eligible are different statements, and at 600 only the first can be true.

Does the MGIC or ARCH mortgage insurance rule apply to FHA loans?

No. FHA carries its own mortgage insurance rather than private mortgage insurance, so MSHDA's restriction of private mortgage insurance to MGIC or ARCH applies only on the conventional route, where the product must be Fannie Mae HFA Preferred or Freddie Mac Home Possible Advantage. The FHA route is simpler in that one respect.

What should I watch for with FHA on an older Michigan home?
