Michigan's assistance is a fixed amount, which makes the arithmetic simpler than in states with a percentage. It also makes the income test the thing to check first.
Which one to run first
The income check, every time. In Michigan the price cap has $143,875 of headroom even in the most expensive metro, and the assistance amount is fixed. So the number that decides whether MSHDA is available to you is your household income against the county limit.

Why a fixed amount changes the maths
Several states set assistance as a percentage of the purchase price, so the help scales with the house. Michigan does not. Up to $10,000 is up to $10,000 whether you are buying in Saginaw at a typical value of $176,680 or in Traverse City at $422,480.
The consequence is that the assistance is proportionally most powerful in Michigan's lower-priced markets, and the state has a lot of those. Every one of the 31 Michigan metros rose year over year in the August 2026 data, and most of them sit well under $300,000.
What a calculator cannot tell you
Three things, and they are the three that decide most files.
Whether the address is targeted. That is a lookup against MSHDA's limits sheet at city and township level, not a calculation. It decides whether a repeat buyer is eligible and which income column you read. The county picture.
What your qualifying income is. Household income for MSHDA purposes comes out of an underwriter's read of your documents, and self-employment, overtime, bonus and rental income are all calculated to a guideline rather than added up off a pay stub.
Whether the file works. Credit at 640 minimum, debt ratio under the agency product, reserves, property condition. None of it is arithmetic you can do on a web page.

Why is Michigan's assistance a fixed amount rather than a percentage?
That is how MSHDA structures the MI 10K DPA: up to $10,000 toward down payment, closing costs and prepaid expenses, regardless of purchase price. Several other states set assistance as a percentage of the price so it scales with the house. The practical effect in Michigan is that the same $10,000 does proportionally more work against Saginaw's $176,680 typical value than against Traverse City's $422,480.
